Carrier Oils and Their Benefits To Hair

Jojoba Oil – The debate is whether jojoba is the king of the carrier oils. Many scalp related problems are caused by a hardened build-up of sebum that clogs the hair follicles and may cause some types of scaling. If this hardened build-up is not removed, it can eventually obstruct the hair follicle’s ability to function properly, jojoba rapidly penetrates down to the scalp and hair shaft, and readily loosens and dissolves this hardened build-up. 谈谈买新房子要注意的问题

1. 结构问题
现在的新建房子大都是两层,其结构问题就显得更加重要,尤其是承重的梁,墙等,你在他们建房和后来看房是要多加留心,一般房子的宽度都在24尺以上,这就意味着一根梁(Joist)不可能跨那么长的距离,一般只能在12-16尺范围内,那么中间就必须有一根承重的大梁撑着他们,现在普遍用工字钢,好的结构是用一整条工字钢,两端担在承重墙上但我见过有些房子就没有用整条的钢梁,而是两根接起来的,只要接口处有柱子完好的支撑也可以,但有些甚至有用3根拼凑起来,还有更夸张的是两段都没担在承重墙上,或只有一寸担着,还见到过由于钢梁不够长,边上的两根JOIST都没担在刚梁上,才一年多楼上的地板就下沉,总之五花八门的形式都有,还有用两段钢梁,中间用木头的我也见过,这些合不合规范我不想在这讨论,我只是想给大家提个醒,好坏你自己判断,在这也想请教搞结构的专业人士,将建筑规范也给我们普及一下,谢谢!


2. 横梁(Joist)
现在的新房的横梁有两种版本,一种是用传统的2X10的木头做横梁,这种梁已经经过几百年的考验证明是非常可靠的。另一种是用一种强渡较高的刨花板做成的工字梁,叫"工程师梁",这种梁有利于环保,废物利用,重量轻,可有效地减少房子的负荷,其试验强度也是符合建筑标准的,但我个人认为,这种看起来很单薄的东东从力学角度上分析如果正压时一定有足够的承受力,但如果房子由于其他原因实起歪斜了,那么这种梁就不堪一击,很容易就崩溃了,再说它是用胶将碎木胶合起来的,要是天长日久房子漏水的话,我想这种梁就没那么坚固了吧,总之,这是种新型材料,其优缺点还要经过长时间使用才能现出其优缺点,我在此不作任何评判,你自己去判断。

3. 地板问题(SUB FLOOR)
原来的房子的房子大多都是用3/4英寸后的胶合板这种板材强度较好,密度也大些,有利于在上面铺硬木地板,但现在几乎90%以上的新房子都是用刨花板做SUBFLOOR,其性能当然要比前者差不少,但也没办法,现在在加拿大都用这种便宜的材料,美其名曰是利于环保,其实质上是建筑商省钱,现在已经形成潮流,你还真的找不到白色的乌鸦了,没办法,黑就黑吧,谁让你要喜欢新房子呢。
这里再补充一点,由于建筑公司为了提高效率,几乎所有的地板都是用射钉枪顶的,日后走的多了,钉子就松了,将来你的地板肯定会响的,其解决办法只有在他们钉完地板后你自己去上一边螺丝,没办法,你要想有个美好的未来,就只好出了钱还要在受累。

4. 厨房,卫生间,走道的地砖问题
这里的房子结构想必大家都了解了不少,是木头的结构,要想在木板上铺磁砖,传统的施工方法是先钉一层铁网,任何再刮一层水泥,然后在水泥板上再磁砖,或先钉一层水泥板然后再铺磁砖,这样铺的磁砖就不会裂,但是现在的科技也太发达了,新材料不断涌现,现在市场上推出一种能在木板上粘结的特殊水泥,这是好多建筑公司就直接用这种材料在木板上铺地砖了,这样他们就能节省好多工时,但是广大的房主们就苦了,这种施工方法存在严重缺陷,少则两三年,多也不过4,5 年,你的地砖一定会裂的。这是为什么呢?我们知道水泥和地砖是硬性材料,其弹性形变很小,而下面的木板可是容易变形的,可以想象,如果基板在使用一段时间发生变形,而上面的地砖没有随之而变,那么地砖就很可能下面变空,由于下面又没有足够的基板支撑,(这里指的是水泥板),地砖就很容易被踩碎,我看到好多才几年的"新房子"那漂亮的地砖就裂了,这时早就过了保修期了,你只有自己凑合用吧。(注:我不是说所有的建筑公司都这么做,但确有其事,你的房子是这样建的吗?)

5. 马桶问题
按照北美的建筑规定,马桶大都用标准的尺寸,也就是马桶下面的两颗固定螺丝到墙的尺寸是12英寸,这时装好的马桶的水箱刚好靠墙,但我见过不少的新房子的马桶的水箱都不靠墙,有些更夸张,离墙有十几寸,那么这会有上面坏处呢?你仔细看看马桶的结构就知道上面的水箱和下面的马桶之间只有两颗螺丝连接,如果水箱不靠墙,那么你座在马桶上面时总是习惯靠在水箱上,这样时间长了轻者水箱漏水,严重的将水箱或基座的那扦细的陶瓷孔给靠裂,这时发大水不说,你还要换马桶,你说倒霉不?我想大家看到这里的时候你一定会去检查你的马桶水箱是否靠墙,如果不靠墙,差一点也没关系,你只要找块木头或白色的泡沫包装材料将后面垫实,让你的水箱也有个依靠,这样你用起来也就放心了,要是你的新房正在建,你就要到工地去检查,如果不合标准就及时让他们改,如果你等到交了工后发现就晚了,那时改都没法改了。还要补充的一条就是如果你在加拿大,其马桶的水箱有所规定,就是里面有层保温层,这是因为这里的地下水很冷,当水箱充满冷水时那空气中的水蒸汽遇到冰冷的水箱壁就会凝结成水珠,(出汗),汗水可能流到地板上,所以要用保温水箱。

6. 楼梯问题,结构问题
一般新房子的睡房都在楼上,其楼梯设计有一定的规定,就是要保证QUEEN SIZE的床垫和BOX要上得去,我曾见过有位同胞买的新房子,就存在BOX上不去的问题,这有两种可能,1,是设计有问题,2,是建筑施工时就没有按图纸做,所有我要提醒大家带尺子去量,看看


QUEEN SIZE的BOX能不能转上去,要是不行就要及时通知他们来改。

买新房子的第二步:怎样选材料

买新房子的一大好处就是你可以选择自己喜欢的材料,配置,颜色等等。从外墙砖色,地板木料,厨房柜面,浴室瓷砖......建筑商那里选料目录就有一厚本。但对许多人来说,这也是一大头疼事, 搞不好颜色搭配不伦不类。所以,事先做功课很重要。我想插一句,如果没把握,花点钱让专业设计师来帮助规划,也是不错的选择.。房间墙的颜色,地板,窗帘,家具......等等的色调,款式,和风格整体要协调, 这是根本。然后揉进自己的喜好和特色,让它成为无可取代的你的独特的家。 

在建筑商那里选材料,除了个人爱好,财务预算外, 你还要清楚哪些是必须要让建筑商升级,哪些以后可以让承包商做,甚至DIY的。原则上来讲,,属于基本结构方面的,花多少钱都得让建筑商做,不然以后要做的话,要么会花上更多的钱,要么很费力。这方面的例子有:

1)外墙贴石头面 (石头外墙要比砖墙好看许多)
2)地下室的窗户加大(好处不用说,光线好些)
3)地下室排好下水道(以后可以加洗手间)
4)煤气管道的预设 (这样后院烧烤就很方便, 不用担心断炊)
5)旋转楼梯从地下室一直上到楼上二楼(好处之一是气派, 之二是家具搬上搬下不会受阻)
6)平面天花板

7)天花板拉好灯线以后装pot lights)
8)厨房柜子加高加宽
9)淋浴间装玻璃墙和门
10)洗手间全部不porcelain towel/toilet paper holderstainless steel holder
11)主卧浴室double sink
12)厨房斜角地砖或不铺地砖(可换大理石,地砖留basement
13)一楼不铺以后换地板,builder自带地毯留basement


现在很多新房子,硬木地板已是标准配备。地板由贱至贵依次为桦木,梣木,橡木,枫木,巴西樱木。 桦木,橡木纹理粗,颜色适合中等偏深。 枫木纹理细, 颜色浅反而显的出。巴西樱木,时间用久了颜色会偏深偏红,很漂亮。地板的选择很重要,一打开门,首先映入眼帘的就是它。深色地板宜配传统家具, 浅色地板配时尚点的家具很协调。楼上楼下以及楼梯都最好选同种同色的。这个钱值得花。 

厨房除了是煮妇/夫的用武之地外,也是全家人聚得最多的地方,是很值得花钱升级的。高柜已是众势所趋,选一对柜子,换成玻璃门,有画龙点睛的效果。花岗石的案面,在射灯下熠熠发亮,漂亮,干净,想不在那待着都难。 厨房的很多升级是可以以后请承包商做的,比如花岗石和瓷砖。除了省钱,选择面也比建筑商那里多多了。可以更有个性。

新房过户后再请承包商做的升级项目有:

1) 厨房换花岗岩石面,洗水池和水龙头
2) 浴室换大理石面, 洗水池和水龙头
3) 装射灯 (事先想好装在哪里, 然后让建筑商在每个要装射灯的房间只装一个, 这样以后补射灯的话,线路都是现成的, 不止是省钱, 对墙面的破坏也小)
4) Moulding (装饰线板), etc.

可能我们中的大多数人出国前都没有想到过,有那么一天,自己买了新房,有些项目还要DIY。 其实,换个角度想,这也没什么不好。也许累一点,但也学到许多。很多通过,自己双手完成的东西更有意义,也值得骄傲。在这里,受个人能力所限,DIY 的项目有不同,但简单可行的有这几样:

1) 刷墙
2) 换油烟机
3) 换抽水马桶
4) 换灯具
5) 厨房瓷砖墙面, etc.

买新房子的第一步:怎样选址

买房子的首要考虑是 Location Location Location。这不仅是未来房子升值的基础,也是长居久安的依靠。买在哪里?有人选学区,有人要上班近,也有人希望出门就是商场汽车站。我对学区无所谓,环境好的区域,想必学校也差不到哪里去。工作嘛,可以再找的。但我不喜欢族裔划一的区。每天在傲慢又偏见的撒克逊眼皮下进进出出,或是国人扎堆的区域,都不在选择之内。我希望孩子们在一个宽松,理解,自由的多元文化环境下成长。放眼GTA, Downtown 旧且贵,密市太偏西,东边离反应堆太近,Aurora, King City 好像又太靠北。所以,尽管到处在盖房,可选的地方也不太多。目标既定,就先按图索骥。从地图上看,东有400 号高速,和号称安省最大的Mall,西有松树谷,自然保护区,加上新区一切设施都新。就决定实地考察一番。记得那次在目标中的小区闲逛,正值秋天,看见许多人家门口布置摆放着感恩节,万圣节的应景摆设,好喜欢有生活气息和情调的区,就决定非这地方末属。

小区定下来了,第二步是找建筑商。一般新区都有好些个建筑商共同开发。样板房紧挨着,比较起来也容易。除了价格和样式,建筑商的用料和口碑也很重要。你可以先从建筑商的网站入手,公司规模,历史,完成过那些项目,等等。也可以查查Tarion 的建筑商目录,有没有投诉。如果你有朋友是见多识广的房地产经纪,也可以向他们打听。或者,直接去问小区居民对同一家建筑商的满意程度。在你比价的同时,千万要记得问房屋的标准配备,因为每一家建筑商的标准配备是不一样的,这样你在比较时才能apple to apple 。我当初买房,对想要的房型,面积,几卧几浴,基本上心里有谱,所以与销售人员两句寒暄后就直奔主题,要来中意的房型结构图纸,回家做功课去。

选定了建筑商和房型,接下来就是选你未来的家址了。一般建筑商对周围地区的整体规划都有大概了解,即使周围是一片荒地。除了学校,公园,图书馆,社区中心等基本构架外,我还想知道我的未来之屋周围都是些什么样的房子。宁为鸡头,不做凤尾,在买房子上却是恰恰相反。比邻豪宅,你的房产就会比其它一模一样的房子增值。靠大路的,路冲的都不能要,有行人道的也不好,越是内街越安静安全。选好的房型可不是哪块地都可建的,前后左右有雷同的是不让建的。偌大的一个区域,最后在有限的几块地址上做决定,还要排除前门有电箱之类的。
